What is in scope
Design and construction are led in-house, from the first consultation to the day the keys change hands. Our architecture leads and interior designers shape and document the home. Our construction project managers run the build. Specialty trades are brought in as the project needs them.
Our permitting specialists file and track the package, and they already know the project because they helped design and engineer it.
If you would rather bring your own architect, we will work with an outside team, provided they meet our requirements as the build firm.

A complimentary discovery call about your goals, your lifestyle, the site and the budget. Then a site visit, concept sketches and a preliminary cost estimate.
02. Design
Your design team refines the brief into a design. You see the spaces in detailed 3D models, and you get a preliminary construction estimate.
03. Select
Colors, customizations, electrical layout and financing, guided by the design team. Working drawings, cost estimates and the building contract are finalized here.
04. Prepare
A dedicated Project Coordinator guides the preparation stage. Land use approvals and demolition if the site needs it, site preparation, permits filed and tracked.
05. Build
Construction, with a schedule you receive and updates as it progresses. You attend site inspections and make progress payments.
06. Celebrate
Keys, and a walkthrough of the home and its systems.
07. Enjoy
Our support continues after you move in.

Building length will vary depending on the lot and the complexity of the design. We can discuss this with you in full detail after we have visited your site. We understand there are many ‘time’ guarantees offered by other businesses, but we want you to move into a home that you love, not just one that is completed on time.
Many designer builders compete for the lowest square foot rate however the simple truth is – a discount in price, is a discount in quality. You get what you pay for and there are multiple factors that can significantly influence a calculated square foot rate. We build for people wanting everything from small affordable homes to large architecturally designed luxury homes. Whatever the budget, we will ensure you get what you are looking for – every home is built with our high-level attention to detail. Factors that impact the square foot cost to build a house are location, size (of both the property and other contributing factors such as the garage or ceiling heights etc), materials, site conditions and accessibility, the complexity of the build and the level of finishes and fixtures.
Minima is a home design-build specialist with a strong focus on building you a new architecturally designed home that is unique to you, your family and your lifestyle. During the design and build process we use our in-house architects to complete the concept and working drawings for your home design. We recommend using our in house team for the most seamless process but are open to working with outside architectural teams as long as they meet our needs as a build firm.
Minima Homes provides a two-year warranty on all licensed construction work for new homes. This covers performance standards for major components and workmanship, ensuring the builder addresses defects arising from poor materials or installation. Additionally, Minima provides a 10-year Major Structural Details (MSD) warranty.
